Delineations produces design work and construction documentation for residential and light commercial structures. Using Revit software from Autodesk we create a virtual model of the structure; from the model we create the design and construction detailing.

We offer site specific as well as stock design planning. Please refer to our webpage to browse our stock plan inventory. We always design with the client’s needs, budget and style in mind. Our mission is to provide a complete drawing package for bidding and construction in a timely manner.
The Process:
In our initial meetings with the client we gather information to create a Concept plan. This Concept plan becomes the working plan for the client and us; with both parties reviewing it with a critical eye. Several reviews may be required to complete the concept planning phase.
As the concept evolves into the working set, we add details for the client to review the structure in a 3-dimensional virtual model. This gives clarity to the project. Once the concept is approved, we create the Bid set.
The Bid set is the completed construction documents for bidding purposes. Once the project is awarded to the Building Contractor the plans are revised (if required) for construction.
At any point in the process we add the engineering, landscaping design, or interior design services as the project demands.
Although we are always striving for improvements & enhancements, this basic process has proven to be successful for our projects since 1998.
The Tools:
We briefly mentioned the Revit software above. The new generation of software that is storming through the design community is called B.I.M. an abbreviation for Building Information Modeling. There are many software programs that are generating BIM detailing. Delineations has chosen to use the leader in the industry, Autodesk Revit.
Autodesk Revit is a PC based software that gives the Client the ability to view, review, and “walk thru” the model. This is accomplished with the design reviewing software available via free download from Autodesk. The file is saved in dwf format and the software is quite easy to manage. Let us show you.
